Terms & Conditions of Let

Please read this carefully. When you book your holiday with us you are entering into a Contract which binds you and us in various ways. You will see we have clearly set out the booking conditions with a list of responsibilities and commitments we have towards each other.

Booking & Payment

  • A non-refundable deposit of £100 per week is required to confirm a booking or 40% of the rental for short lets. Where a booking is confirmed less than 8 weeks prior to arrival, payment must be made in full.
  • The balance is due 8 weeks prior to arrival along with a refundable security deposit of £100 (to cover damages or extra cleaning). No reminder will be issued.
  • Failure to pay the balance of rental charges will result in the owner treating the property as available for rebooking.
  • If for any reason beyond our control we are unable to provide the property booked, either before or during the booked period we will refund all monies you have paid in full and the hirer shall have no further claim against us.
  • The property let is to be used solely for the purpose of a self-catering holiday let. The booking agreement confers a right to occupy the accommodation for the agreed period only.
  • The hirer shall not sub-let or reassign the property to another person or persons without the owners permission.
  • The owner has the right to refuse to hand over the property to any person deemed unsuitable to take charge. Causing a nuisance or disturbance to neighbours or unreasonable behaviour may result in the owners’ asking guests to leave.

Payment of your Account

  • Methods of payment are cheque drawn on a UK account or Bank bill payment, payable to ‘Little Pines’.

Cancellation Policy

  • Telephone immediately if you have to cancel your holiday. Then on the same day send us an email or letter notifying us of the cancellation.
  • All deposits are non-refundable.
  • Cancellation after full payment is at our discretion. We will always try to re-let, but reserve the right to accept a reduced rate. If we are successful, we will refund the letting fee less a £25 per week administration fee and less any shortfall if a reduced rate is accepted.
  • The security deposit would be refunded in full regardless of the period of time elapsed.
  • We strongly recommend you take out insurance against cancellation of your holiday.

Security Deposit

  • A security deposit of £100 is requested with the balance 8 weeks prior to arrival. If everything is in order after the departure of the guest, a cheque for the total of the security deposit will be returned by post within 10 Days.
  • Guests could lose all of their security deposit in the following circumstances:
    • If the apartment requires excessive cleaning (more than 2 hrs in addition to the norm)
    • Vomit stains not removed from a bed or carpet, a wet mattress, stained carpets or walls or soft furnishings
    • Smoking inside the premises
    • Breakages/damages above fair wear and tear
    • Failure to return items removed from the premises
    • Additional guests
    • Pets brought into the apartment

Arrival & Departure times

  • Period of let is from 4pm on the day of arrival until 10am on the day of departure. Exceptions may be possible and must be agreed at the time of booking.
  • All lets are from Saturday to Saturday during peak periods.

Services

  • All bed linen and towels are provided. They must be left undamaged and unstained.
  • All heating and electricity in the property is provided.
  • A welcome tray of tea, coffee, sugar, milk and biscuits is provided

Maintenance

  • Every effort is made to repair any breakdown of equipment within the property. We cannot guarantee that all repairs will be completed within the duration of your holiday, and no refund will be payable. We reserve the right to enter the apartment at any reasonable time to inspect and/or repair the property.
  • Any major damage caused by the hirer will be charged.

Care of Property

  • The apartment to be left in the same state of repair at the end of the letting period as at the beginning.
  • Guests are requested to respect and look after the apartment during their stay and to leave the property clean and tidy with full inventory.
  • Guests to take responsibility for minimising the fire risk by ensuring that candle’s or any other naked flames are not used within the premises.
  • Guests are responsible for shutting all exterior doors and windows and securing the property when absent or sleeping.
  • Please report any breakages that occur as a result of normal use. There will be no charge for accidental breaks but the owners reserve the right to use the security deposit and/or demand extra payment for damages resulting from reckless misuse.

No Smoking

  • The apartment is totally non-smoking. Any smoking in a room or bathroom would incur an excess fee of £100 for additional cleaning.

Pets

  • No pets are allowed in the apartment.

Liability

  • Your personal property, vehicles and their accessories and contents are left entirely at your risk.
  • Guests agree to absolve the Property owner of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any cause whatsoever.
